The site for the Oakgrove development was a disused gravel quarry and was backfilled with up to 3m made ground onto Oxford clay. The typical foundation solution was to place vibro stone columns at regular intervals to achieve an improved safe bearing capacity, and then form lightly reinforced strip footings onto these treated strips of ground to support the loadbearing elements of buildings over. Where there was desiccated clay, due to existing perimeter trees around the site, precast concrete piles were adopted with fully reinforced ground beams spanning over.
Apartment Block 6 involved a concrete podium slab at ground floor level to house commercial units with a two-storey timber frame over (timber frame designed by specialists). Apartment blocks on this site were a maximum of four storey.
